How often should I get my boiler serviced?

Arrange a boiler service every year, following the instructions for your particular appliance. A new gas boiler normally needs its first service around the first anniversary of installation. Do not wait for that date if something goes wrong. Annual servicing is routine maintenance, while a fault needs assessment when it appears. Your manufacturer’s guarantee may also require yearly servicing and a record of it. WBfrequencyWBguarantee

Book against the due date, not the weather

Find the installation date or last service entry, then put the next due date in your calendar. Keep the service report with the boiler paperwork.

Summer can be a convenient time because demand for heating repairs tends to be lower. But if your service is due in February, delaying it until July is not a clever scheduling trick. Keep the required interval and ask the engineer about moving future appointments earlier. WBfrequency

Why service a boiler that seems fine?

Heating the house is only one part of the job. A service checks the appliance’s condition and operation, with maintenance carried out as required. It can identify developing problems before you notice a loss of heating. Baxiservice

“It still comes on” is useful information. It is not a service report.

There is also the paperwork. Worcester Bosch, for example, requires yearly servicing to maintain its manufacturer’s guarantee. Read your own terms rather than assuming every brand has the same deadline or allowance. WBguarantee

Is a service the same as a landlord gas safety check?

No. In Great Britain, landlords have duties to maintain the gas appliances they provide and arrange the required annual gas safety checks. A safety check and a service are different jobs, even when booked together.

HSE explicitly warns against assuming that one automatically fulfils the other. Tell the engineer you need both and ask which records will be supplied. HSElandlord

For maintenance, HSE says to follow the manufacturer’s instructions. Where those are unavailable, it recommends annual servicing unless the Gas Safe registered engineer advises otherwise. HSEmaintenance

When should you bring the appointment forward?

Report repeated lockouts, unexplained pressure changes, leaks or unreliable hot water when they occur. Give the engineer the fault code and symptoms, without opening the casing. If the boiler has stopped altogether, our guide to why a boiler stops working explains the next checks.

If you suspect the appliance is unsafe, stop using it and seek professional help. For a suspected gas leak in Great Britain, call 0800 111 999 immediately and follow the emergency guidance. Do not wait for a routine service. HSEowner

Frequently asked questions

Does a brand-new boiler need servicing?

Yes. Being new does not remove the annual maintenance requirement. Check the installation date and the manufacturer’s first-service deadline, usually around its first anniversary. Do not assume the guarantee means servicing can wait until the guarantee expires. Vservice

What if I have missed a service?

Book one and explain the gap. If the boiler is under guarantee, contact the manufacturer about its terms and your circumstances. A later service does not automatically restore cover for an earlier missed requirement. Keep the new record and set the next reminder. WBguarantee

Do I need a service if I hardly use the heating?

Follow the manufacturer’s annual schedule rather than estimating the hours you have used it. Low use is not, by itself, an exemption from the servicing or guarantee conditions. If the appliance has been out of use for a long period, mention that when booking. Idealannual

Can I service my own gas boiler?

Book a Gas Safe registered engineer qualified for the relevant work. Homeowner checks in a user manual are different from servicing the appliance. Do not remove the casing or attempt internal gas work to save the cost of a visit. HSEmaintenance

Does a carbon monoxide alarm replace servicing?

No. An alarm cannot inspect, clean or maintain a boiler. Treat it as an additional safety measure, follow its testing instructions and continue having the appliance maintained. HSE’s homeowner guidance explains appliance safety and carbon monoxide precautions. HSEowner

I have just moved in. Should I book a service?

Ask for the most recent service report first. If nobody can establish the maintenance history, arrange a service and explain that you are the new owner. Vaillant specifically recommends starting a fresh maintenance record where the previous owner did not service the boiler. Vbuyers

Does the landlord arrange servicing in a rented home?

For a landlord-provided gas boiler, the landlord normally carries the maintenance responsibility alongside the required safety checks. Report problems promptly and allow agreed access. Tenant-owned appliances and unusual tenancy arrangements need separate consideration, so use HSE’s detailed guidance where relevant. HSElandlord

Does annual servicing guarantee no breakdowns?

No. It helps identify problems and maintain the appliance, but components can still fail between visits. Ask what was found, what needs attention and whether any recommendations remain outstanding. Keep fault reporting separate from the annual reminder. Vbuyers
